Rivera introduced himself: “I am the engineer of record and the project manager for Deep Creek. I work at AIM Engineering and Surveying.” Staff noted the staff report had not been included in the public agenda packet but provided copies at the meeting. Urban design raised a site-planning issue: the land development regulations require a 25-foot maximum setback from Henry Street, but an easement on the property may affect the measured setback. The committee did not resolve the setback during this meeting; staff said the matter will be scheduled for a separate meeting to discuss the easement and how it affects the setback requirement.
Staff also explained the departmental sign-off process: once each department approves regulatory compliance, they will confirm electronically and the applicant will receive an approval sheet; once all signatures are obtained the applicant will be asked for CAD files. Staff set a three-month deadline from the meeting date for applicants to submit corrected plans and address comments for full approval, and noted applicants may request an extension if needed. No formal motion or vote on the expansion was recorded at this meeting.
