The Planning Commission on Nov. 20 recommended approval of a rezoning request to change a 27.57-acre portion of tax map 052 (partial 37) off Hamilton Road from R-2 to RA.
Staff (Dan Dylan, first referenced in the presentation) told the commission the R-2 district requires sewer service and permits higher density (often 1to 3 residences per gross acre), whereas the RA district requires a minimum lot size of roughly 2.5 acres; the applicantproposed lot sizes fit RA requirements and better match the existing neighborhood pattern along Hamilton Road. Staff acknowledged the request is somewhat at odds with the future development map's neighborhood-character area, which allows increased density, but recommended approval based on compatibility with surrounding lots and existing context.
Applicant Tyler Finley (Houston Homes) identified himself and said he had nothing substantive to add beyond staff's thorough description. An unidentified commissioner moved to recommend approval of file RZ25-11-07; the motion was seconded and carried.
The commission's recommendation will be forwarded to the Board of Commissioners for final action at a future public hearing.
