Staff reports: Chipotle, Hawaiian Brothers site plan and Montgomery & Pearl redevelopment on horizon

Community development staff provided updates on several upcoming or in-progress projects in Montgomery. The Americo Real Estate Company special-use request was withdrawn by the petitioner for redesign and will return to the commission when ready.
Staff reported that Chipotle has equipment on site and is expected to break ground shortly. An application for site-plan review was received for a three-tenant building adjacent to Cooper's Hawk that would include a Hawaiian Brothers restaurant, which would be that chain's first suburban location in the area. Preliminary plans are also under review for redevelopment at the corner of Montgomery and Pearl Street that could come forward as a planned unit development, and staff said several homeowners along Baseline Road are preparing rezoning petitions to match changing land uses.
Staff said these items are at preliminary stages; most will return to the commission for detailed review only if design hiccups require variances or departures from code.
