The Tinley Park Village Board on Nov. 4 conducted the first reading of Ordinance 2025-O-039, which would grant a variance from the zoning ordinance to permit an accessory garage at 16801 Sayre Avenue that exceeds the maximum accessory-structure floor area and width.
Staff presented measurements and code analysis, noting that the lot’s total lot coverage is about 19% and the proposed accessory-building FAR would be roughly 0.18 (about 45% of the maximum). Staff also said the applicant will be levied fines for performing work without a permit. The petitioner agreed to alter the roof design to meet the 18-foot height limit.
Trustees noted conflicting precedents and neighborhood character. Trustee Colleen M. Sullivan and others said the addition would not visually impair neighbors and that the lot size and mature trees mitigate impacts. Trustee Michael G. Mueller said he was reluctant to overturn the Plan Commission’s recommendation—he emphasized concern about after-the-fact permits. Other trustees said there were extenuating circumstances that were not considered by the Plan Commission and supported advancing the item so the board could examine additional facts.
Because this was a first reading, the item will return to the board on Nov. 18 for further action. The transcript records a roll call on first reading that resulted in the motion carrying to the next meeting; a final decision or building permit conditions were not recorded on Nov. 4.
