The Tinley Park Village Board on Oct. 21 approved three personnel appointments and moved forward on multiple land‑use measures, including a zoning lot consolidation and special‑use permits for properties on Ridgeland Avenue and a denial of a variation at a residence on Messina Court.
Trustee Dennis Mahoney introduced a zoning lot consolidation agreement with Vasquez Group LLC that will legally unify the parcels at 17201 Ridgeland Avenue and restrict separate conveyance, saying the agreement “will legally unify the property” and be executed and recorded per the related special‑use permits and ordinance. The board adopted Resolution R‑2025‑R‑1129 by roll call vote.
On the same property, the board adopted Ordinance O‑2025‑O‑035 granting special‑use permits to allow building material sales, storage, millwork and Level 2 open storage in the ORI zoning district. Mahoney noted the plan commission held a public hearing on Oct. 2 and recommended approval 7–0, and trustees approved the ordinance by roll call.
Trustees also adopted Ordinance O‑2025‑O‑036 to allow a substantial deviation from the Tinley Park Crossings corporate planned unit development for Action Behavior Centers at 815 183rd Street (Suite B) to construct an outdoor play area. Trustee Dennis Mulligan said the plan commission recommended approval 7–0 following a public hearing on Oct. 2.
On a separate zoning matter, the board adopted Ordinance O‑2025‑O‑037 denying a requested variation at 4 Messina Court. Staff reported that final inspections had failed and that a conditional certificate of occupancy would not be issued until the applicant provided a written timeline for completion; trustees discussed weather and timing concerns for completing work before next year.
The board also approved three appointments: Brent Portinga to the Police Pension Board, Beth Garcia as public works service representative (effective Oct. 7, 2025), and Kathy Cisneros as police clerk matron (effective Oct. 27, 2025). Garcia and Cisneros each spoke briefly to thank the board.
All of the above motions were moved, seconded and carried on roll call votes during the meeting. The board closed the business portion of the meeting and proceeded to other agenda items.
The board is expected to record the executed consolidation and the special‑use documentation in the village records and proceed with any administrative follow‑up required by the ordinances.
