APC approves Schmidt Cove primary plat for two-lot subdivision

The Warrick County Area Plan Commission voted to approve primary plat PP‑25‑13, known as Schmidt Cove, during its November meeting. The proposal subdivides Lot 4 in Miners Ridge 2 into two lots: a roughly 3‑acre lot on the north end and a roughly 7.26‑acre lot on the south end. Staff told the commission the parcel is zoned agricultural, is outside the floodplain, and that the health department had approved septic sites. Albertsville’s water system has capacity and lines ready for connection, and the county commissioners and drainage board had approved requests for no street improvements and no drainage plans, respectively. Chad Wagner, who presented the plat, said he had no additional comments and stood to answer questions. No members of the public rose in opposition. A motion to approve the plat was made, seconded and carried by voice vote. The commission recorded the parcel reference (document 2022R‑010356) and noted the item had been continued from October.
