The Warrick County Board of Zoning Appeals on Nov. 25 approved two related variances that will allow an accessory building and a reduced setback at a property on Golden Drive owned through Cisco Management LLC.
Staff said Midwest Contracting and Maintenance Inc. filed two variances for the same structure and recommended the items be heard together. Applicants Aaron Cook and Joel Sisco testified the proposed 72-by-48 accessory building is for personal storage (an RV/camper) and to house a chicken coop in one end; they said the building will not be used for their heavy-equipment repair business and that Cisco Management LLC functions as a holding entity for properties they own.
Board members questioned whether construction had begun; applicants said no. The record noted the county had been asked to maintain Golden Drive but that it is a private drive, making access and the county-maintenance status a factor in the board’s hardship findings. The board found that strict application of the zoning ordinance would pose practical difficulties and approved both variances, attaching standard conditions: an improvement-location permit, a building permit, continued compliance with Warrick County zoning, and required utility easements. Staff said a hold-harmless agreement will be emailed to the applicants and recorded before approval paperwork is finalized.
The board’s rulings were procedural approvals of variance relief; issuance of permits and any required recorded agreements remain prerequisites to construction.
