Following the contested conditional‑use hearing, the Hoover Planning and Zoning Commission resumed its agenda and handled multiple subdivision and plat matters on Dec. 1.
Staff recommended approval of several final plats contingent on standard conditions such as submittal of a final signed mylar and completion of pavement, drainage and street elements by specific dates. The commission approved S122549 (Beaumont Phase 1 replat) and several Everly and Black Ridge plats with those staff conditions. For some cases — including S102545 (Black Ridge Commercial Lots) and S122554 — staff recommended, and the commission granted, continuances so applicants could address traffic‑study comments or outstanding submittals.
In each approval motion commissioners either adopted staff recommendations or added the stated contingency; the clerk recorded motions, seconds and ‘aye’ votes for the approvals. The commission also approved acceptance of conditional approvals contingent on completion of listed items and reiterated that plats will not be signed or recorded until contingencies are met.
The meeting adjourned after handling the remaining items and recording the required motions and votes. A full list of cases handled includes S82532 (Patalino resurvey, contingent on signed mylar), S102545 (continued pending traffic and Shelby County concurrence), S122549 (approved contingent on final mylar), S122550 (Birch Tree — continued at applicant request), S122551 (Everly Phase 5B — conditionally approved pending pavement completion), S122552 (Black Ridge South — staff recommended approval), S122553 (Everly Phase 1D — approved with staff comments) and S122554 (continued on staff request).
