The petitioner described a processing and packaging operation under 3,000 square feet with an expected 2–3 employees; the goal is to correct parking and landscaping to meet city requirements.
Planning staff highlighted multiple layout issues: parallel spaces shown at 10 feet in width must be 12 feet; maneuvering lanes must meet a 20-foot requirement for two-way circulation (or 15 feet for a one-way lane); three angled spaces in the rear would not be permitted as shown because the maneuvering aisle would be too narrow; and a proposed parking space in the front-setback area must be removed or a variance obtained. Staff also suggested increasing the performance-bond estimate to reflect required improvements. The petitioner agreed to remove the problematic parking areas and avoid on-site dumpster service if feasible.
