The Warren Planning Commission voted Dec. 1 to approve a site plan (PSP 250047) for outdoor storage of construction materials on the south side of 11 Mile Road, subject to standard planning conditions.
Engineer Tim Story told the commission the 0.8-acre site in an M-3 zone has been used for outdoor storage historically but was not included on the prior site plan; the submitted plan maps storage areas and parking. Planning staff recommended approval with several conditions: identify adjacent zoning districts on the plan; verify building setbacks and provide dimensions; include a note banning combustible lumber or pallet storage within 20 feet of interior lot lines; provide documentation of ingress/egress easements (record references were cited and a copy must be provided to planning staff); and confirm a minimum of 12 parking spaces and any variances required for setbacks or parking lengths.
The petitioner agreed to search county records for an original split, said the ingress/egress easement exists and would be provided, and indicated plans to apply for any needed variances. A roll-call vote approved the site plan with the staff conditions.
Next steps: the petitioner must submit revised site plans, provide the easement copy to the planning department, and add any variances approved by the Zoning Board of Appeals to the revised plans.
