The Village of Addison voted Dec. 1 to approve a planned development and special-use ordinance permitting Logistics Property Company (LPC) to redevelop a roughly 9.8-acre, mostly vacant Class B suburban-office site at 2349 West Lake Street into a Class A industrial facility of about 140,000 square feet.
Vince Pergandy of LPC told the board the company is not seeking rezoning and intends no new variances; the project would increase the building footprint by roughly 8,000 square feet, modify parking to create additional drive aisles and maintain site buffers. LPC said it would preserve an existing 50-foot-wide, 12-foot-high landscaped berm and add an eight-foot screen fence; combined with parking-lot buffers, the company described more than a 121-foot separation between the proposed building and the adjacent west property line.
Staff said the site will not expand impervious area and that docks will face south toward existing industrial properties. LPC described itself as a long-term owner and said the project uses higher-end finishes and sustainable elements typical of Class A industrial design. After the presentation, the committee voted to approve the special-use/planned-development ordinances.
