Council approves East State proactive rezoning and a single-lot rezoning on South Lafayette

The Fort Wayne Common Council on Nov. 4 approved multiple rezoning ordinances implementing a proactive rezoning for East State Boulevard and a separate single-lot rezoning at 2208 South Lafayette.

Michelle Wood of the Department of Planning Services presented three East State petitions (Z-25-10-14, Z-25-10-15, Z-25-10-16) that together would rezone parcels along East State Boulevard from predominantly C3 (general commercial) and R2 (two-family) to C2 (limited commercial), R1 (single-family) and UC (Urban Corridor) in targeted areas identified in the 2024 Northeast 2035 plan. Wood said staff conducted outreach including an open house, a presence at a food-truck event, about 50 conversations at the open house, two letters of support, and roughly 340 visits to the Engage Fort Wayne project page. Planning Commission recommended 7-0 do pass on all three petitions.

Separately, the council approved Z-25-09-12, rezoning a 0.12-acre lot at 2208 South Lafayette (Architectural Visions LLC) from C3 to R1 so a single-family home can be placed on the lot; staff reported one speaker in support at the public hearing and no opposition.

Committee and regular-session votes were recorded as unanimous 9-0 for the East State rezonings and the South Lafayette lot rezoning. City planners and council members said the rezoning is intended to better match zoning to existing development, encourage walkable, mixed-use character in the village area, and prevent higher-intensity uses that could be incompatible with neighborhood goals.
