The Valparaiso Board of Works voted to accept subdivision performance and maintenance bonds for the west half of the Midwood Terrace development and approved a $3,500 change order for additional concrete removal tied to ongoing demolition work.
City staff said Oltoff Homes submitted several bonds: a maintenance bond of $169,225.49 for the roadway (two-year term), a storm-sewer performance bond of $285,363 (final televising has not been completed), a performance bond for on-site public improvements of $138,980.30, and a bond for the roadway surface course of $91,778.16. City engineering recommended acceptance of the bonds while retaining the storm-sewer bond until televising requirements are fulfilled. "Engineering department recommends acceptance of the subdivision performance and maintenance bonds," Speaker 9 told the board.
Separately, staff reported that demolition at 357–359 Lincoln Way and 360 Indiana required additional concrete removal; contractor Sealy Construction quoted $3,500 for the extra work. Speaker 1 moved to approve the change order and the board approved the amount.
Under the city's process described by staff, itemized bonds allow the city to release individual bonds as work is accepted rather than amending a single comprehensive bond. City staff noted they will hold the storm-sewer bond until the televising requirement is satisfied.
