Commission recommends Canton Oaks PDD with traffic conditions; developer reserves IDD units

The Canton Planning Commission recommended approval of the Canton Oaks preliminary Planned Development District for multifamily housing south of Ford Road, including units set aside for adults with intellectual and developmental disabilities (IDD), subject to traffic improvements identified by the township’s traffic consultant.

Staff summary and conditions Planner Patrick Sloan reported that Wade Trim reviewed the traffic impact study for the Canton Oaks proposal and recommended approval subject to two traffic conditions: construction of a northbound right‑turn lane on Lotts Road at Ford Road and optimization of signal timing at the Ford/Lotts and Lotts/Cherry Hill intersections. Staff’s recommendation ties final PDD approval to incorporation of Wade Trim’s recommended improvements into the final PDD and to attorney review of the PDD agreement language addressing traffic provisions.

Developer and IDD commitments The project sponsor said they have designated 56 IDD units in the PDD and have released 28 of those units for reservation; all 28 released IDD units are currently reserved by interested families/individuals, the sponsor said. The developer indicated willingness to fund required turn‑lane construction or otherwise cooperate with the township and county to implement required off‑site traffic infrastructure.

Commission action and next steps Commissioners voted to recommend preliminary PDD approval with the two traffic‑related conditions; the project will return for final PDD review with a PD agreement that spells out traffic commitments, funding and coordination with MDOT and Wayne County as applicable.
