Staff explained the original SIP approved reduced parking (467 spaces provided vs. a previous code requirement of 763), and subsequent zoning changes reduced current parking requirements for apartments to 1 space per unit plus one guest space per four units. With the added unit the total approved parking is unchanged at 467, and staff concluded the site now meets current code (current requirement calculated as 445 spaces). The applicant’s proposed unit is described as a flexible residential suite that could serve as a manager’s residence, standard leased apartment, or short-term corporate housing.
Commissioners asked whether the amendment was driven by the parking-ratio change or by the addition of the unit; staff said the amendment is required because the approved unit count is changing (from 295 to 296). There was no public comment. The commission adopted the staff recommendations by roll-call vote, 9-0.
Staff noted no other design changes are proposed and that the unit will be within the previously approved clubhouse footprint.
