A staff member, presenting the application, said the proposed work would “replace the cedar shake and shingles, replace rotten decking, and upgrade the flat roof area with a new membrane to prevent water damage,” and noted the applicant requested $10,000 from the commission’s façade grant program toward an estimated total project cost of $37,810. “Staff recommends approval,” the staff member said during the presentation.
Commissioners examined a material sample and discussed the team’s decision to use black-and-brown shingles designed to replicate the look of the existing cedar shake while providing longer durability. Commissioners and staff agreed the roof failure risk justified repair: the staff report indicated the existing cedar was “more than 50% deteriorated beyond repair,” meeting the commission’s criteria for replacement with alternative materials that match the original appearance.
During the meeting a commissioner moved to accept application 10092025 and specifically referenced replacement of the shingles and roof deck repairs; another commissioner seconded the motion. The chair called for the vote and commissioners indicated their approval. The chair declared the motion passed.
Commissioners asked about contractor selection and timeline. A participant named JLS Roofing as the contractor chosen for the work; commissioners said the applicant hoped to complete the work before winter to avoid snow intrusion.
