Owners of 11.18-acre parcel seek mixed-use rezoning near Lake James; planning board approved

Planner Patrick Dickinson presented a rezoning request to the Burke County Board of Commissioners on Oct. 6 for property near Lake James.
"They're actually looking to rezone their parcel that's currently rezoned for residential 1 over to the planned residential mixed use," Dickinson said, describing an 11.18-acre vacant lot along the corridor between the Southpointe neighborhood and Water's Edge near Lake James (PIN 1764093110) in Linville Township. He said the property is within the Lake James critical watershed area and that uses above a single-family home would require a site plan reviewed by the planning board.
Dickinson told commissioners the planning board approved the rezoning request unanimously and that the proposal aligns with the county's comprehensive blueprint (Blueprint Burke) and Lake James scenic-district guidance. He noted the applicant recently acquired a right-of-way access onto the property and that future development would be subject to site-plan review.
No members of the public offered comment during the planning-board review, Dickinson said. The county will schedule the public hearing for the applicant at the regular board meeting for further consideration and public comment.
