The Burke County Board of Commissioners voted unanimously Nov. 17 to adopt Ordinance 2025-12, approving a zoning map amendment (ZMA 2025-06) that rezones the parcel at 2893 U.S. 70 in Conley Springs from Residential-2 to General Business.
Planner Patrick Dickenson presented the application from Country Squire Leasing LLC and described the site and surrounding uses, saying the area functions as a mixed-use corridor with existing commercial structures and access from the state-maintained highway. Dickenson noted the parcel currently contains a tractor-trailer repair structure and that the planning board voted 6–0 to support the rezoning after no public speakers appeared at their September 25 meeting.
After the public hearing opened on Nov. 17 and no members of the public spoke, Commissioner (speaker 10) moved to adopt the ordinance and to update the future land use map to general business for the parcel. The motion passed 5–0.
The rezoning will allow a broader set of retail, service and certain light industrial uses consistent with the county’s goals to promote commercial development along highway corridors with utility access. The planner cautioned that more intensive uses such as kennels or special event grounds may require special use permits under the general business district.
The board action updates Burke County’s zoning map and the parcel’s future land-use designation; no conditions or amendments to the request were recorded in the meeting notes. The ordinance number recorded at the meeting is 2025-12.
