Planning Board recommends retail expansion at 2695 Union Road pending EAC review

The Cheektowaga Planning Board recommended approval, pending review by the Environmental Advisory Committee (EAC), for a proposal to expand an existing retail plaza at 2695 Union Road.
Anthony Pandolfi of Carmina Wood Design, the project engineer, told the board the proposal would demolish an existing standalone building and add roughly 13,462 square feet to increase leasable space and improve site circulation. He said the site is properly zoned for the use, that they are not requesting variances, and that the project will close a middle curb cut while leaving two curb cuts at the ends to improve circulation. "We're providing pedestrian access," Pandolfi said, and added that green space and landscaping will be added where an older storage building currently stands.
Board members asked about stormwater and impervious area. Pandolfi said impervious area will decrease after stormwater calculations and submissions, and that stormwater runoff is expected to decrease. The board made a motion to recommend approval pending EAC input; the motion carried by voice vote.
Next steps: the applicant will meet with the EAC later this month and return with any updates requested by the EAC before the Planning Board forwards the site plan to the town board.
