Annexation and rezoning proposals covering two properties scheduled for Nov. 6 public hearings

City staff briefed the council Oct. 16 on two informational annexation and rezoning cases that will be scheduled for public hearings on Nov. 6.
Mister Green presented the larger case (listed as ANNX2509-002, RZON2509-001, MP2509-005, CUP2509-004, VAR2509-001), an application to annex and rezone approximately 48.22 acres between Ball Ground Highway and Fatecon Road. The applicant proposes 96 single‑family detached homes, 77 townhomes and 21 cottage‑style residences, plus about 1.55 acres of commercial area along Highway 5 and about 7.85 acres of commercial‑light industrial property. The application includes a concurrent variance request seeking relief from the city’s 50‑foot buffer requirement where city property abuts unincorporated Cherokee County; the fire marshal has indicated the proposed two points of ingress/egress on the submitted site plan will not meet fire code and that the site plan must be altered before final approval.
Staff also presented a second case (ANNX2509‑003; RZON2509‑008) seeking annexation and rezoning of roughly 4.85 acres for a single‑family detached subdivision along Fayette Khan Road. Staff said both cases are on Cherokee County’s agenda for the annexation next Tuesday and the city’s public hearings will be Nov. 6.
No council action was required at this meeting because both items were informational; staff will return with the public hearing materials and any revised site plans.
