Commission approves work‑session review of 205‑unit Fairview design, emphasizes opaque screening and limited uplighting
Summary
In an early work session Nov. 12, the commission reviewed a 205‑unit multifamily submittal (two six‑story buildings) focusing on rooftop mechanical screening, exterior lighting and metal panel color; the commission approved the work‑session with instructions that rooftop screening be visually opaque and uplighting be limited to amenity areas.

During the Nov. 12 work session, planning staff and the applicant presented an updated design for a 205‑unit multifamily development comprising two six‑story buildings and roughly 4,800 square feet of commercial space along Fairview. Staff flagged roof‑top equipment screening, exterior lighting compliance with site conditions, and four metal panel color options for further review.
Applicant Andrew Wheeler showed updated night renderings, a slate‑gray panel option to make murals stand out and clarified rooftop mechanical screening would use open‑louvered metal with roughly 1–2 inch spacing. Commissioners said they preferred more opaque screening (citing perforated panels that can be overly transparent) and favored limiting uplighting to prominent corners or amenity walls so the building would be less visually dominant from the adjacent single‑family neighborhood.
The commission moved to accept the work‑session submittal with the expectation that the applicant provide additional detail and mockups on screening opacity and lighting placement during subsequent reviews. The motion carried on roll call.
