The Boise City Design Review Commission on Nov. 12 voted to defer consideration of a five‑story, 126‑room hotel at 3150 West Main to Dec. 10, directing the applicant to revise massing, material choices and the project's connection to the city's Greenbelt.
Planning staff introduced DRH25‑00365 as part of a larger mixed‑use development and recommended approval with updated drawings submitted Nov. 6. The applicant’s architect, Mitch Bushkoff, said the design uses a mix of cultured stone, engineered wood‑grain metal decking, whiteboard and band siding, and charcoal EIFS, and described a new patio intended to interface with the Greenbelt.
David Anderson of the Weston Neighborhood Association said the parcel offers one of the last undeveloped stretches of Boise River frontage and urged a stronger visual and physical connection from the hotel lobby and public spaces to the Greenbelt and River District.
Several commissioners sharply critiqued the proposal, calling the massing and materials insufficiently contextual for the downtown riverfront setting and saying the proposed metal siding and large dark louvers made the building feel generic and more like a suburban interstate product than a River District building. One commissioner moved to deny, but the motion received no second. Another moved to defer and asked the applicant to return with revised massing, clearer connections between public spaces and the Greenbelt, and refined material detailing.
The commission voted to defer to Dec. 10; the roll call showed the motion carried with one recorded opposing vote. Commissioners and staff encouraged the applicant to explore stronger pedestrian and visual connections to the Greenbelt and to resolve concerns about louver proportions and long runs of the wood‑grain siding ahead of the next hearing.
