The Gatlinburg Board of Mayor and Aldermen approved a right-of-way use request for a proposed parking structure at 1357 North Baden Drive, a filing presented on behalf of NT Montoya.
City staff (Dalton) told the board the parcel is 0.19 acres—well below current minimum lot-size standards—contains an approximately 2,500-square-foot home and is zoned R-1 (low-density residential). Dalton said the proposed design places vehicle turnarounds within the parking structure rather than on the public roadway and that the police and fire departments reviewed the request and “have stated that it satisfies their needs.”
Dalton described the parcel as “significantly undersized by current day standards” but said staff and regional reviewers determined the proposed conversion to a parking structure meets applicable review criteria. The motion to approve the right-of-way use was made, seconded and approved by voice vote.
Why it matters: the parcel’s small size and residential zoning make this a noteworthy right-of-way/coloration decision; the board’s approval allows the applicant to proceed with the parking structure design subject to any remaining permits or conditions required by staff.
