Planning commission approves annexation rezoning in Coastal Heights to R‑1

The Conway Planning Commission on Nov. 6 voted to approve a rezoning recommendation for a parcel in the Coastal Heights subdivision at the corner of Singleton Ridge Road, authorizing the low-density residential zoning (R‑1) the city will apply upon annexation.

Planning staff said the parcel is within the City Service District and that adjoining properties are already zoned R‑1. The ordinance and annexation were advertised as a public hearing item; staff told commissioners the city's future land use map supports the requested zoning and said first reading at City Council could be held Nov. 17 with final reading as soon as Dec. 1 if the council proceeds.

The chair opened the public hearing and, after hearing no comments, a commissioner moved to close public input. A subsequent motion to approve the rezoning (agenda item 6(a)(1)) was made, seconded and approved with members answering "Aye." No opposition was recorded in the transcript.

The commission did not place additional conditions on the recommendation; staff will forward the recommendation to City Council along with the usual first- and final-reading process.
