Forest Park — The Forest Park mayor and council on Nov. 3 approved Conditional Use Permit (CUP) 2025-05 for 564 Main Street, a 2.85-acre site in the Downtown Main Street zoning district, allowing Mid South Roofing Systems to redevelop the property for corporate offices and a workforce training center.
Staff told the council the site had been vacant for years and that the applicant received planning commission approval with conditions in October; those conditions were provided in the council packet. April Ingram, who identified herself as representing the property owner, told the council the company expects to relocate from Dixie Road, bring jobs and activity to the downtown area, and proceed with the renovation.
Public commenters expressed support but urged the city to monitor compliance with the planning conditions and to ensure the center is “branded” and managed to benefit Ward 2 residents. After the public hearing, the council moved, seconded and voted to approve the permit as recorded in the meeting minutes.
The council’s recorded roll call in the transcript shows affirmative votes from council members recorded in the meeting; planning staff will apply the conditions from the planning commission prior to final permit actions.
What happens next: Planning staff and the applicant will complete remaining permitting requirements and address the planning commission conditions included in the packet before the permit is finalized.
