Case 3477 (Jose Franco, 160 E Chester St.) — Front-yard variance (9-105.2 C) to build two front-yard decks. Motion to grant by Commissioner Alvarado, seconded by Commissioner Brooks; the board granted the application (recorded tally: 6 in favor, 1 abstention).
Case 3478 (Charles Franzini, 110 W Beach St.) — Side-yard variance (9-105.d) for side steps and outdoor shower. Motion to grant by Commissioner Brooks, seconded by Chairman Morelli; the board granted the application (unanimous among voting commissioners present).
Case 3460 (Patricia and Joseph Gummis, 74 Delaware Ave.) — Curb-cut/ off-street parking variance (9-113.2 C) to legalize a combined 30-foot opening. After applicant testimony and board review, a motion to deny carried 4–3. Commissioners Elise, Brooks, Alvarado and DePasquale voted to deny; Commissioners Callahan, Markowitz and Chairman Morelli recorded support for granting.
Case 3276 (Michael and Wendy Goldstein, 61 Neptune Blvd.) — Modification to existing variance to maintain two side-yard parking spaces (9-105.13 F-1; 9-113.2 H). Attorney John Yetman and applicant Michael Goldstein presented tenant support; the board moved and seconded to grant and approved the modification.
All applicants were informed of next steps: those denied were told they could modify plans to meet the 25-foot combined curb-cut standard or seek judicial review (Article 78); successful applicants were advised to coordinate with the Building Department for permits and inspections.
