Monroe City updates progress at former La Z Boy headquarters site; sidewalks await MDOT work

Summary
City staff reported steady tenant activity at the former La Z Boy site (Aldi, retail, townhomes), progress delayed on sidewalks and infrastructure while MDOT completes right‑of‑way/drain work, and signage and park amenities funded in part by an MEDC grant are being designed.
City staff told council on Oct. 7 that redevelopment of the former La Z Boy headquarters is progressing while infrastructure work on Telegraph Road and state right‑of‑way constraints have delayed some sidewalk and amenity installations.
Director Mark Cochran reviewed completed and in‑progress work at the site: a new Aldi has opened; Lake Trust and ATI Physical Therapy have taken units; a Dolce Nona bakery is under construction; and multiple single‑story attached townhomes have been built and occupied. Cochran said one southern commercial unit remains under negotiation with prospective tenants.
Cochran said the city earlier authorized design work for the next phase of infrastructure (project design with Manek and Smith), and that final grading tied to the Mason Run Drain and MDOT right‑of‑way coordination is the main gating factor for sidewalks and some public‑realm amenities. He added that sign and wayfinding work tied to the city rebrand is in fabrication and scheduled for installation toward spring.
Council members asked clarifying questions about which parcels remain to be developed and whether the city itself would build housing; Cochran and Manager Robinson said the city’s role is to coordinate and connect prospective developers, while Squire Properties (under a development agreement) retains development rights. No formal action was required at the Oct. 7 meeting.
