Norton BZA approves lot‑split variance at 3879 Brookside Drive to allow new home for family member

The Norton Board of Zoning and Building Appeals voted unanimously Nov. 18 to grant a variance that allows a lot split at 3879 Brookside Drive, clearing the way for a family member of the applicant to build a house.
Zone Administrator Bill Bridal told the Board the corner parcel at Wood Dale and Brookside can be split but the new parcel will need an easement to extend city sanitary sewer service from Brookside (service does not extend along Wood Dale). Bridal said the submitted survey shows the proposed new lot width as 130 feet and lot depth as 121 feet, short of the codified requirement the Board cited in its hearing, and that the motion should adopt the survey dimensions and leave engineering approvals and recording to staff.
Applicant Catherine R. George, sworn for testimony, said the split is intended to allow her brother and sister‑in‑law to build nearby after her brother was diagnosed with Parkinson’s earlier this year. "My brother was just diagnosed with Parkinson's earlier this year, and it would be very helpful that he is living close to me so I can help them out," she said.
No members of the public spoke for or against the application. During deliberations, Board members confirmed that building permits and setback compliance would still be required and that any construction must meet code at the time of permit review. One member initially proposed numeric conditions for minimum widths and depths but, following Bridal’s recommendation, the Board approved the variance "at the sizes listed on the survey provided." The Board’s secretary recorded unanimous 'Yes' votes from Mister Smith, Mister Sudenko, Mister Williams, Mister Mullins and Mister Petrick.
Chair instructions after the vote directed the applicant to await an emailed zoning certificate and to submit the stamped survey to the county engineer for recording. Bridal reiterated that the survey will accompany the case file and that engineering stamp and county recording are the next procedural steps.
The hearing on AZ‑13‑2025 was then closed and the Board moved on to other agenda items.
