City Hall renovation approaching finish; change orders and abatement discussed

Contract managers and the design team updated the council on the City Hall renovation project and forthcoming tasks.
Project manager Elizabeth Hunt and site superintendent Kate Sidwell presented recent photos and milestones: restored arched windows in the city clerk’s office, roofing and metal cornice work complete, drywall and finishes continuing on multiple floors, new wood floors on the third floor, skylights and glass-fronted offices. Hunt said change orders (previously reviewed) were approved and that change-order costs to date total $451,380.96, leaving approximately $323,660.29 in the contingency account. She said the final guaranteed maximum price remains close to $12,500,000 and that no additional project cost has been added beyond contingency.
Schedule items include continued window installation, finishes, interior doors, the stair-tower enclosure and site utility work. Sidwell said the contractor is punching the second and third floors and plans more work on the first floor and basement; she reported the team is working weekends to meet schedule goals. Staff warned that access to the mayor’s office will depend on abatement work in that space. The mayor’s office abatement and mezzanine remediation (to address animal contamination and preserve historic-tax-credit compliance) are being handled through the city’s risk management office and historic-tax-credit reviewers.
Next steps: the project team will continue punchlists and coordination with the city on furniture, AV, access controls and final inspections with a near-term target for occupancy on Dec. 12, subject to abatement completion.
