Planning staff reported the property is in an estate residential zone with a general-plan designation of residential estate. Staff said both resulting parcels would meet the zone’s 10,000-square-foot minimum lot size and that existing street and sidewalk infrastructure is in place. The applicant told staff they intend to build housing on the newly created parcels.
Staff recommended approval because the split meets lot-size requirements and aligns with the general plan’s housing goals. There were no public comments on the item. A commissioner moved and seconded approval and the commission approved the waiver by voice vote.
Next steps: staff will follow standard subdivision procedures and the applicant may proceed toward any building proposals once local and ministerial approvals are complete.
