The city’s staff presentation said the site lies in the West Prairie focus area of the Post Falls Comprehensive Plan and is consistent with the medium‑density future land use designation. Planner Justin Souder told the council the city can provide wastewater service and that existing septic systems must be removed and properties connected to city sewer if and when subdivision occurs. He noted that no demonstrable adverse impacts on service delivery were identified in staff review.
