Justin Souder, planning staff, told commissioners the 18.11‑acre site at McGuire Road and Pole Line Avenue is designated “transitional” in the Post Falls Comprehensive Plan and lies in a commercial activity node adjacent to arterial streets. Souder said the city can serve wastewater and that the East Green Acres Irrigation District supplies water. He said access and right‑of‑way issues raised by the Post Falls Highway District would be addressed at subdivision.
