Council approves site plan amendment for Avenir Health Park, including 26,200‑sq‑ft medical office building and signage waiver

The Palm Beach Gardens City Council voted unanimously to approve a site plan amendment for the Health Park at Avenir that adds a 26,200‑square‑foot medical office building in the previously approved Phase 2 area and granted one signage waiver for an enlarged emergency/directional sign.

George Missimer, speaking for the applicant and property owner, detailed the proposal and emphasized consistency with previously approved materials, pedestrian connections and sustainability measures. He said the building follows the existing design pattern and places parking to the rear with a new pedestrian plaza adjacent to the medical office.

Missimer said the waiver request — for an emergency sign slightly larger than directory rules allow — was prompted by Jupiter Medical Center, the hospital operator, to clearly mark the emergency patient drop‑off entrance separate from the ambulance entry. "They wanted to make sure that the emergency department entrance for patients arriving in their own vehicles is really clear," Missimer said.

Staff recommended approval and noted the project is consistent with land‑development codes and the Avenir design guidelines. No public opposition was recorded and council approved Resolution 9‑2025 by voice vote, 4‑0.

The approval amends the master site plan for the Health Park parcel and includes the waiver for a larger emergency directional sign; the development remains subject to conditions recorded in the city file and the project team will proceed with final design and permitting.
