Council OKs updated Legacy Place signage and waivers as owners promise refresh

Palm Beach Gardens city leaders unanimously approved an amended master signage program for Legacy Place, granting four waivers to allow additional tenant panels, taller directory and directional signs, and increased copy area for vehicle wayfinding.
Nicole Plunkett, representing the ownership team, said the update meshes with an ongoing refresh of the center and will replace existing ground and pedestrian directory signs with redesigned fixtures and a modern color palette. "We're not proposing any new ground signs with this petition. We're simply replacing with new and it's exact locations," Plunkett said, explaining a request for six tenant name slots where five are permitted.
Caitlin Griffin of Hudson Advisors said leasing has improved markedly: the center is now about 94% leased, up from roughly 65% at acquisition, and tenants under construction include Eddie V's and Tampa General. Griffin said improved wayfinding and signage have been critical to attracting tenants and noted national demand for the center.
The applicant committed to painting the complex within roughly ten weeks, updating parking garage lighting, and installing landscaping around ground signs as conditions of approval. Staff recommended approval and did not oppose the four requested waivers. Council members expressed support for the design and navigational improvements and praised the project's economic impact. The resolution passed unanimously, 4‑0.
The amended master signage program replaces outdated signs, adds district pylon directional signs and pedestrian directory improvements, and includes associated landscape and lighting commitments from the ownership team. The city will document the waivers and associated conditions in the development order.
