The Planning Commission on Nov. 25 recommended approval of the Fritz Farm 2nd Subdivision (file SU25-022), a replat that reconfigures several single-family lots along East Francis Street into duplex lots so each side may be sold separately.
Planning staff (Judy) explained the change converts exterior lots in a cul-de-sac 'horseshoe' area to attached duplexes, slightly reducing lot count while keeping a similar number of dwellings. The staff presentation noted existing easements for utilities and that interior lots will remain single-family.
Commission discussion covered access, existing easements and whether homeowners’ associations would be typical; staff said the design splits lots down the common wall so each duplex side becomes a separate lot. Commissioner Davies moved to recommend preliminary and final approval, Matthews seconded, and the motion passed.
Next steps: The commission’s recommendation will be forwarded to the City Council for its consideration.
