The Temple Planning and Zoning Commission on Nov. 17 unanimously recommended approval of FY26‑3‑ZC, a rezoning request and repeal of an existing conditional use permit (CUP) on approximately 4.56 acres near North General Bruce Drive and the North Outer Loop. Staff recommended approval, citing the comprehensive plan’s regional commercial designation and available utilities.
Planner Mister Deckman told commissioners the request seeks to simplify zoning across two parcels so the entire property has a uniform commercial designation and to repeal a CUP that is no longer relevant after property ownership and uses changed. Deckman said nearby utilities include a 10‑inch water line along Pegasus and a sewer line about 500 feet away; final utility arrangements and any subdivision/plat requirements would be addressed when a developer submits a subdivision plat.
No members of the public spoke on the item during the hearing; Commissioner Carney moved and Commissioner Morales seconded the recommendation to approve. Roll call recorded unanimous ayes and the commission’s recommendation will be forwarded to City Council for Dec. 4 and Dec. 18 readings.
