The City of Star approved the Wild Branch Commercial Park subdivision (preliminary and final plat) at a public hearing on Oct. 7, 2025. The 11.38-acre site at 342 South Calhoun Place was presented by staff and by David Bailey of Bailey Engineering on behalf of Behrend Properties. The application proposes four commercial lots; staff confirmed prior rezoning to C-2 with a development agreement in 2022 that limits certain uses.
Council discussion focused on timing for floodplain engineering and whether final-plat steps should wait on completed floodplain calculations. Councilmembers debated the staff recommendation and ultimately approved the plats, with councilmembers noting the development agreement's existing use limitations and requesting the developer coordinate required floodplain work before construction drawings.
Why it matters: the approval advances a ready-to-develop commercial site in an area south of State Street and west of Highway 16; the city asked the developer to maintain coordination on floodplain and infrastructure items prior to building permits.
