The council moved forward a mixed‑use redevelopment plan for the long‑vacant Hunter's Garage property at 9 Post Road in Patuxent Village.
Attorney Joseph Brennan, representing Bridge Group LLC and Anthony Albanese, described the project as a reduced proposal compared with earlier iterations: six residential units above roughly 1,500 square feet of small‑scale commercial space intended for low‑intensity retail or similar uses, rather than a restaurant. Brennan said planners expect to reuse much of the existing foundation and that the project has received planning board master plan approval; it will still require state permits from the Department of Environmental Management for wetlands and RIDOT for any physical alteration of the roadway.
Councillors asked technical questions about stormwater calculations, buffer waivers and historic‑district considerations. Brennan said final engineering and drainage calculations will be submitted to DEM and planning staff during the next phase and expressed confidence the team can meet stormwater‑management requirements and historic‑commission review. Council members representing the ward reported little neighborhood opposition in the most recent outreach.
With questions answered about parking, buffering and permitting, the council voted favorably to move the zoning change forward for final approvals.
