Staff estimated building- and improvement-related county expenditures at roughly $343,537 (not including legal fees, utilities and insurance). Commissioners discussed whether to auction the property, list it through a commercial broker, or continue holding while pursuing a buyer. Staff reported having discussed a possible listing with TrustPoint, which indicated a typical seller fee of 3 percent for commercial listings and that October–December can be an advantageous window to list to capture end-of-year capital allocations by businesses.
The board asked staff to invite TrustPoint (or a commercial broker) to present listing options and commission structure at an upcoming meeting and to provide a recommendation on whether to sell the equipment with the building as a package or liquidate equipment separately. Commissioners stressed the goal of returning the property to private ownership and noted the county will continue to weigh reserve-setting and auction versus listing strategies.
