The West Bend Plan Commission on Nov. 4 approved a package of certified survey maps (CSMs) that staff said were generally consistent with the comprehensive plan and included standard right‑of‑way dedications and reservations for future road expansion.
Staff introduced six extraterritorial CSMs in the evening’s agenda: two adjacent 3‑lot CSMs east and south of North River Road (town of Trenton) that include minimum 33‑foot dedications and 17‑foot reservations for future expansion, a 1‑lot CSM on the south side of Wallace Lake Road (outside the city sewer service area), a 1‑lot CSM on the west side of North Oak Road (also outside the city sewer area), a 3‑lot CSM at 3805 Schuster Drive in the town of Barton, and a redivision CSM at 4575 State Highway 33 by Bender Automotive that combines two parcels into one common lot. Staff recommended approval of each CSM; the commission approved them all.
During the Bender Automotive item, a commissioner disclosed a possible conflict because a son works at the business and stated, "I'll abstain." The commission recorded one abstention on that vote and otherwise carried the motion to approve the CSM.
Staff also presented a city CSM to create two lots east of South River Road along Forge Place to sell a parcel for PS Seasonings in the industrial park; staff recommended approval pending a minor label correction on the drainage easement and a typographical correction, and the commission approved the city CSM.
All CSM approvals included staff notes about dedicating right of way (typically a 33‑foot dedication and a 17‑foot reservation toward the city's official map requirement) so the city can acquire property for future expansions if/when needed. Several items were noted as being outside the current city sewer service area; that fact was recorded by staff and the commission did not condition approvals on sewer extension.
