Board clears multiple subdivision bonds and plats for The Bluffs and Kingsbridge

Franklin’s Board approved releases and acceptances of performance and maintenance bonds for Thompson Commercial Subdivision, The Bluffs at Youngs Creek (Sections 5A/5B), and accepted performance/maintenance bonds and the secondary plat for Kingsbridge Section 3. The Board approved several development-related items on Dec. 1, including the release of a subdivision maintenance bond for Thompson Commercial Subdivision and acceptance or release of performance and maintenance bonds for The Bluffs at Youngs Creek and Kingsbridge Section 3.
City Engineer Matt McElroy walked the board through bond numbers and dollar amounts tied to multiple items. For Thompson Commercial Subdivision, McElroy confirmed the maintenance bond tied to sanitary sewer installation (bond No. 65134399) and asked the board to release the bond in the amount of $17,250; the board approved the release.
For The Bluffs at Youngs Creek (Sections 5A and 5B) the engineer presented numerous performance and maintenance bond line items—covering streets, survey monuments, erosion control, storm sewers, sanitary sewers and sidewalks—with amounts and bond IDs specified in the meeting record. The board voted to release the listed performance bonds and accept the corresponding maintenance and performance bonds for the sections as presented.
On behalf of Platinum Properties Management, McElroy also presented performance and maintenance bonds for Kingsbridge Section 3 (survey monuments, earthwork, storm and sanitary sewers, streets and street signs) and asked the board to accept those bonds and approve the secondary plat. The motion to accept the bonds and approve the secondary plat was seconded and adopted by voice vote.
No public objections were recorded during the discussion. The approvals transfer responsibility for the public improvements to the city consistent with standard subdivision procedures; staff will record and administer the associated maintenance periods and warranty responsibilities.
