Plan commission approves amended Crossroads YMCA exterior changes after design questions

The Schererville Plan Commission on Dec. 1 approved an amended development plan for the Crossroads YMCA after commissioners raised questions about changes between the previously approved drawings and current construction.

Architect Sarah Ginsberg and the general contractor explained the project had field-measured conditions that led to different rooflines and a revised front storefront not matching the originally approved elevations. Staff and the building inspector had paused work earlier because the built condition did not match the submitted drawings. Commissioners asked for clearer front-elevation drawings and clarification about drainage, scuppers and downspouts associated with proposed decorative "knee walls" and added gables/peaks.

Staff said an amended set of plans would be submitted to the state and reviewed by the building commissioner; ongoing inspections would ensure the construction meets applicable requirements. After those assurances a motion was made and seconded to approve the amended development plan as submitted. The roll-call vote was recorded in favor by Miles Long, Tom Kuris, Chris Rack, Bob Kokan, Gary Emig and Tom Anderson; the motion carried 6-0.

Commission discussion noted the peaks would remain visible though a straight wall would be placed behind them and that the decorative knee walls are intended for appearance rather than structural support. Staff confirmed the state submission and the building commissioner's review would provide the final technical check.

The commission approved the amended plan but asked the petitioner to supply the missing front-elevation sheet and the amended state submittal for the record and for the building inspector’s review.
