The Coventry Planning Commission voted Oct. 27 to approve the final plan for The Woods at Red Brook Phase 3, a 36‑unit multifamily project on 8.34 acres in the R‑20 zone, including five units designated as affordable housing.
Attorney Jeff Caffrey, representing the applicant, said the project had preliminary approval and that two outstanding conditions required clarification: coordination with the West Warwick Fire Marshal on emergency response for public safety, and installation of a traffic warning sign in West Warwick as recommended by a traffic consultant. Caffrey said the town of West Warwick would not post the sign without its council's approval. He also noted a recent change from sewer authorities: "As of October 7, there was another approval that said it would apply on a per building basis," referring to grinder pumps for sewer discharge.
Planning staff and the commission agreed staff would incorporate the per‑building grinder pump approval into the conditions and that the unattainable West Warwick signage condition would be removed from the commission's stipulations. The board also added clarifying language to condition 6 defining what "approval" means for certificate of conformance review.
Motions to approve the final plan and to include staff recommendations passed by voice vote with no recorded opposition. Staff noted that waivers granted at preliminary approval remain in effect and that final administrative items would be completed before project advancement.
What happens next: Applicant will submit final administrative materials in conformance with the modified conditions and staff will record the decision and monitor outstanding administrative items.
