The Zoning Board declared itself lead agency for environmental review of a proposed expansion at 106½ Station Road, a parcel that currently houses a roughly 30,000-square-foot warehouse and 7,366 square feet of office. Jake Samuels of Engineering Properties told the board the proposal would add about 3,680 square feet of enclosed space (two additions) that increase the footprint above the code cap of 40,000 square feet, triggering an area-coverage variance.
Samuels said the changes would not add loading docks or materially increase daily traffic; the company expects larger inbound shipments and more on-site storage but not increased truck trips. Board members and public commenters pressed the applicant on traffic, stormwater controls and whether the planned expansion contributes to a broader trend of warehouse proliferation in the area. A member of the Environmental Review Board noted the applicant—s materials described a roughly 17% increase over the zoning maximum and asked the board to evaluate impacts in the aggregate.
The board voted to declare itself lead agency for the coordinated SEQR/SECRA review so the notice can be circulated to other interested agencies. The public hearing was opened and then adjourned to Jan. 20 at 7:30 p.m. to allow additional information (stormwater calculations, responses to county comments and planning-board input) to be circulated and reviewed before the zoning board renders a decision.
