The board unanimously approved a planning recommendation to amend a conservation and scenic easement for a property in Big Sur to allow construction of an accessory dwelling unit (ADU) of approximately 6,220 square feet and a 210‑square‑foot trellis while keeping the overall easement area constant.
Planning staff reported that biological, arborist and archaeological reports found no sensitive resources within the 1,100‑square‑foot area proposed for amendment, and that the ADU would not be visible from nearby Highway 1. The planning commission had unanimously recommended approval with minor changes, and the Big Sur Land Use Advisory Committee had voted 5–0 in support.
Applicant representative Joel Panzer confirmed the Coastal Commission raised no objection to the ADU and required the easement’s total square footage remain unchanged; the applicant said the proposed materials and colors would match existing structures and urged board approval. The board voted to adopt the staff recommendation and authorized the chair to execute the amended easement deed.
