Applicant to revise Hathaway Lane house plans after conservation concerns over buffer and Natural Heritage review

The conservation commission continued consideration of a Notice of Intent for a single‑family house proposed at 770 Hathaway Lane after hearing that the lot had prior clearing and a well drilled in the wrong location.
John Nenot of D and L Design Group, representing Melvin Alvarado and Jasmine Managint, presented a revised layout that moves the house uphill, adds an 18‑inch culvert in the driveway to prevent ponding, and proposes infiltration units for roof drains. Nenot said a cleared area previously existed on the lot and that the application included an updated grading plan, a stormwater report and a Natural Heritage filing made Aug. 1; he said Natural Heritage had not yet returned comments.
Commissioners requested several revisions: tighten grading in the buffer to reduce disturbance, consider moving the driveway slightly north to avoid buffer impacts, provide a planting/replication plan for the previously cleared area, install phenospike or other permanent buffer markers at the edge of disturbance (including near the wellhead), and confirm the well and septic set‑ups meet setback requirements. The chair noted the well placement currently sits partially inside the 100‑foot buffer and asked that the applicant explore alternatives to keep the driveway and primary disturbance outside the buffer where practicable.
Given the outstanding Natural Heritage review and requested plan changes, the commission voted to continue DEP 3121192 to Sept. 15 so staff and commissioners can review the revised submission.
Next steps: Applicant will submit plan revisions, include a planting/replication scheme and buffer markers, and provide any Natural Heritage response prior to the next hearing.
