Coweta County BZA recommends variance to allow covered patio two feet from pool at Cannon Road home

The Coweta County Board of Zoning Appeals on Oct. 23 recommended approval of Variance 2520, which would reduce the county's 10-foot minimum separation between buildings to permit a covered patio that would sit about 2 feet from an existing pool at 197 Cannon Road in Sharpsburg.
Zoning staff told the board the property is zoned RC (rural conservation), is roughly 20.43 acres, and that the proposed patio would measure about 19 feet, 7 inches by 17 feet, 11 inches. Staff said the variance request is for an 8-foot reduction from the 10-foot separation required by Article 4, Section 47 of the Coweta County Zoning and Development Ordinance and summarized the seven-factor variance review in Article 28.
The applicant, who identified himself at the hearing as Randy Hoppe, said the existing pool cannot be moved and that a larger covered area is needed to accommodate furniture and a hot tub and to permit supervision of the pool from inside the house. "We can't move the swimming pool," Hoppe said, and added the deeper covered space would make the area comfortable and usable.
Staff recommended approval subject to conditions intended to protect the pool and comply with county development standards: 1) the covered patio be no closer than 2 feet from the pool and meet all other setbacks and requirements, and 2) the patio foundation be engineered so it does not apply load to the pool walls. Board members discussed hardship and noted the existing pool location limits options; a board member said the pool's placement constituted a hardship and moved to approve with the two staff conditions. The board voiced support and the chair said the motion carried.
The BZA recommendation is advisory; the Board of Commissioners will make the final decision on Nov. 18, 2025 in the same meeting room. If approved by the commissioners, the conditions the BZA cited will guide permitting and construction inspections.
