The Kennesaw Planning Commission unanimously approved a preliminary plat for a proposed development of personal warehouse units, professional work units and self-storage on approximately 2.14 acres near 4001 Cobb International Boulevard.
Staff reported an internal review that included GIS, public works, Cobb County water and Cobb County fire planning and zoning and said the proposed layout complies with heavy-industrial zoning and applicable development standards. Staff recommended approval of the preliminary plat contingent on the applicant addressing outstanding civil-engineering issues and submitting as-built plans with the final plat.
Commissioners asked whether the final plat must return to commission (staff said it does not) and raised questions about stormwater and the location of detention features. The project's civil engineer, Bruce Falahi, explained the drainage solution: the detention will use underground chambers located behind a retaining wall to accommodate a 12–13-foot elevation change between the site and natural drainage.
Commissioner Trim moved to approve the preliminary plat as submitted; Commissioner Greenall seconded. The motion passed unanimously; staff noted more detailed civil plan review will follow before any final plat recording with Cobb County.
