Community Development staff brought two developer updates to the Aug. 25 work session, saying the presentations were intended to give council a construction status and timeline for active projects in the city.
For Townes at Kentrail (3057 North Main Street), the developer (Speaker 10) said grading was nearly complete, utilities installation would begin the following week, curb work was planned for mid‑October and paving by the end of October. The developer said model homes would be submitted for permits and expected to be complete around February–March 2026. The project will use a right‑in/right‑out access from Main Street and will not connect to the adjacent Rutledge neighborhood.
Michael Miller of Piedmont Residential (Speaker 12) briefed council on Ross Pointe, a 5.13‑acre tract on McCollum Parkway approved for 68 fee‑simple lots in 2024. Miller said the project will include detached single‑family homes and three types of attached townhome products; he estimated attached units "low threes" for sale while detached units may approach $500,000. He said the developer and Parks & Recreation are coordinating park improvements adjacent to the Kennesaw Station Park and that zoning required a $20,000 contribution at final plat, which the developer said it is prepared to provide.
Council members asked about engineering for retention ponds and park connections; the developer said final park plans are being prepared by Parks & Recreation and the subdivision will grade and connect according to those plans. No approvals were sought at the Aug. 25 work session; these were informational updates and staff said final plats and permits will follow the normal administrative and review processes.
Clarifying details: Townes at Kentrail is a 5.98‑acre tract with 38 townhomes; Ross Pointe is a 5.13‑acre tract with 68 units combining detached and attached product types. The Ross Pointe developer expects to submit final plat in October and cited coordination with Kennesaw Station Park for site access and park grading.
