Kennesaw planning panel approves home-bakery permit with conditions

The Kennesaw Planning Commission on an evening vote recommended approval of a home-occupation permit for a bakery proposed by Dahlia Akar at 3409 English Oaks Drive.

Planning staff told commissioners the proposal confines all baking activity to the existing kitchen and a small prep area inside the house, would not include signage or exterior product displays, and is expected to be low in commercial intensity. "The proposed use is not expected to generate any adverse impacts or nuisance to adjacent properties," staff said.

A neighbor who lives across the street raised concerns about traffic and asked whether allowing a home bakery might open the door to other commercial operations in the subdivision, citing hypothetical examples such as a doggy daycare or an auto body shop. Staff replied that the land-use permit is intended to preserve neighborhood character by limiting operations to the interior footprint and by prohibiting high-intensity uses.

Commissioners approved the application twice to ensure standard conditions were recorded explicitly. The final approval included the conditions staff recommended: the permit is limited to the named applicant and use (not transferable); there shall be no clients or customers on-site; no exterior evidence of a home-based business, including signage; no more than one commercial vehicle; and the land-use permit is valid for 24 months from final approval.

The commission's recommendation will be forwarded to the mayor and city council, which will hear the new-business items on Sept. 15, 2025.
